Downtown Redwood City, centered around Broadway and Main Street, has a history of reinvention. In the mid-20th century, downtown thrived as the commercial and social heart of the city. After decades of decline common to many Bay Area downtowns, Redwood City invested in revitalization efforts beginning in the 1990s and 2000s, combining preservation of historic buildings with new construction, public spaces, and residential development above ground-floor retail.

The downtown core today reflects that mixed-era character: restored storefronts share blocks with contemporary offices and apartments, and the Courthouse—a restored classical building from 1908—anchors the historic district. The addition of farmers' markets, walkable streets, and an increasing number of locally owned restaurants and shops has brought foot traffic back to downtown. The area now attracts workers, residents, and visitors during the day and evening, creating the kind of place where people build routines and invest in their communities.

A downtown district is where people spend time and make choices about their lives: where they work, what they buy, who they become. A person whose income sustains a business downtown, or who rents an apartment there, or who has chosen Redwood City as their place to build a life, is the person for whom life insurance planning starts. A term policy covers the working years when income is essential.
